What changed for NETSTREIT Corp. today
NETSTREIT Corp. quietly parked $184.4 million of forward equity on the balance sheet during the second quarter, while still banking $6.3 million of net income for the six months ending 30 June 2026. The cash landed just as management felt confident enough to lift both its 2026 net investment guidance and the midpoint of its 2026 AFFO per share range, an act of financial choreography that suggests the company is playing both offence and defence in a rate cycle still whispering about further hikes.
What NETSTREIT actually owns are single-tenant retail and industrial properties leased to large, resilient tenants whose own balance sheets look investment-grade even when the credit agencies haven’t issued a published rating. The company calls this “IG and IG-profile defensive,” and points to a portfolio where 56.5% of annual base rent comes from businesses booked at more than $1 billion in annual sales with debt to adjusted EBITDA below 2.0x. That’s a practical workaround for a growth-oriented net-lease REIT, but it also means the published coverage ratios rest on a blend of audited books and algorithmic guesswork. Until the company publishes a granular breakdown, investors are effectively grading the portfolio through a haze of proxy data.
What the evidence proves: a company that is raising capital on good terms, deploying it into properties leased to large, stable tenants, and reporting clean headline numbers. What it doesn’t prove: that the rent coverage numbers are entirely derived from audited tenant filings, or that the forward equity issuance was priced at levels that will look cheap in hindsight. The next test will be the third-quarter update and whether the raised equity is deployed into accretive acquisitions or simply parked as dry powder until the next cycle turns. For now, the balance sheet looks strong, the tenants look sturdy, and the filing trail stack looks full-just don’t mistake a tidy disclosure archive for a crystal ball.
